New housing in a serene setting
Conlega Fastigheter has commissioned Marge to produce a proposal for housing for the Borg 17:25 property in Klinga, just outside Norrköping. The 3-hectare site is situated in an area of immense natural value, on a hill overlooking the golf course, and features several large oaks and pines as well as exposed bedrocks. The surrounding area has a distinctly rural character, despite its proximity to Norrköping. The assignment was to plan for 40 properties with driveways and access roads, of which a minimum ten were to be designed as detached houses. Part of the site was set aside as a natural area with a stormwater pond.
Through the preserved trees, the accentuated views and careful soil management, we wanted to create a strong relationship between the existing landscape and the newly built addition. The freer location of the outer houses submits completely to lines of sight and views, while communal areas are created between the more densely built terraced houses and townhouses. Here, “in the heart of the village”, we hope to create a social space for neighbours to meet over evening coffee or a game of football.
All detached houses, terraced houses and townhouses have wood panel façades, but vary in appearance. A diversified, yet cohesive colour palette links them to the farms and vernacular buildings of the surrounding landscape. The robust floor plans are designed to facilitate modification over time as inhabitants’ needs change.
